How pool villa deposits work in Bang Saen — and how to get yours back

Renting a pool villa in Bang Saen, you'll pay two deposits — and they're nothing to worry about. There's a booking deposit (usually 50% of the total, paid when you book to hold your dates) and a refundable security deposit (usually ฿5,000, paid in cash when you arrive). You get the security deposit back in full at checkout, as long as nothing's broken and the villa doesn't need more than the usual clean. Here's exactly how each one works, and the rare times a host keeps part of it.

The booking deposit — holding your dates

The booking deposit is how you lock in your dates. It's usually half the total price, paid when you book, before you arrive — so it's worth being sure the agent is genuine first. Once it's in, the host takes those dates off the market — they're yours. You pay the remaining half on arrival, along with the security deposit.

If you've ever paid "half now, half on the day," that's all this is — it's simply how booking direct works here.

The security deposit — and getting it back

The security deposit is a refundable hold against damage, usually ฿5,000 (a little more on some larger villas). You pay it in cash when you check in, and you get it back when you check out — minus nothing, if the house is left in good shape. For the great majority of guests, that's exactly what happens: you hand it over, you have your weekend, you get it all back at the door.

It's not a fee, it's a deposit — think of it like the hold a hotel puts on your card, just in cash.

What counts as "damage"? The two-hour rule

Here's the one idea that explains everything: damage is anything that can't be put right in the two hours between guests.

Cleaners have about two hours to turn a villa around — strip the beds, clean the pool deck, mop, restock, and have it spotless for the next group arriving that afternoon. If your stay leaves something that two-hour clean can't fix, that's when the security deposit comes into it. Normal mess — used towels, dishes in the sink, sand on the floor — is just part of the turnaround. Nobody's charging you for a good time.

The three times a villa actually charges

In practice, pool villas only keep part of the deposit for one of three reasons:

1. A house rule was broken — smoking indoors, or a loud party running late at a villa that doesn't allow parties. Things you agreed to when you booked.
2. It's left extremely dirty — it happens, sometimes the party gets away from you and the place needs a deep clean well beyond the two-hour turnaround.
3. Something got broken — you pay for the actual item. Fair warning: that can cost more than the thing was worth used, because the host has to replace it new. A three-year-old blender still gets replaced at today's price.

Outside of those three, you get the full deposit back.

How to keep all of it

It's genuinely easy:

• Ask for the house rules before you book — smoking, parties, noise, checkout time, guest count. Know them up front.
• Treat it like a friend's home, because it's somebody's actual house, not a hotel.
• Tell the host straight away if something breaks. An honest "we cracked a glass" is always cheaper and easier than them finding it after you've gone.
